Cliffside Coastal Home | Coromandel Beach House Architecture
Positioned on one of the final sites before the reserve leading to Cathedral Cove in Hahei, this contemporary Coromandel beach house commands sweeping views across Hahei Beach and along the coastline.
Set on a highly exposed, steep coastal site, the design responds directly to its environment — balancing protection, structure, and openness. Two solid walls are oriented toward the prevailing winds, creating a sheltered core, while the remaining elevations open almost entirely in glass to capture uninterrupted ocean views.
The architecture is defined by a clear contrast in form and material. The lower level is constructed as a robust in-situ concrete base, anchored into the hillside and housing garaging, storage, and guest accommodation. Above, a lighter timber-framed structure contains the main living spaces and bedrooms — introducing a sense of lightness and elevation.
Extending three metres beyond the concrete base, the upper level is designed to cantilever toward the ocean, creating a striking architectural expression and a feeling of being suspended above the landscape.
Full-height glazing maximises natural light, views, and indoor-outdoor connection, reinforcing the home’s relationship to its coastal setting while maintaining a sense of protection and privacy.
This project reflects Jessop Architects’ expertise in cliffside homes, steep-site construction, and contemporary coastal architecture in the Coromandel and across New Zealand — delivering homes that are both highly engineered and deeply connected to place.
